Known as the “Academy Awards” of the building industry, the Pacific Coast Builders Conference’s (PCBC’s) Gold Nugget Awards are presented annually to top innovators in the design, planning and development of real estate projects across the United States and internationally. The competition is open to builders, developers, architects, and land use planners, and we are excited that our Village East Apartments project in Stockton, California received a “Gold Nugget Merit Award for Best Affordable Housing Community (Under 30 Units/Acre)!”

JSCo’s redesign and rehabilitation of the property included replacement of extensive interior finishes and fixtures – flooring, painting, kitchen and bathroom cabinets and countertops, appliances, bathroom fixtures and accessories, and mechanical units.  The apartment complex was also extensively remodeled to accommodate both 10 physically accessible units and 2 audio-visual accessibility units. As part of our effort to improve security and safety for residents, an audio-capable camera system was installed, as well as a key card entry system for the new common area facilities. The highlight of the project is its new community building, which features leasing and service offices; computer, community and exercise rooms; new central mailboxes; a BBQ & picnic area; and a new playground.  This building, situated in a formerly crime-challenged area of the complex, has made a significant positive impact by adding a stronger sense of management presence and security, and a central location where residents can both communicate with management and benefit from support services, community events, computer training, and indoor/outdoor social activities.  In addition, JSCo’s new financing plan extended the affordability of the complex for an additional 55 years.
